What is a measurement or floorplan service?

A measurement service is just what it sounds like: Based on what you need, an appraiser will measure your property's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and sometimes essential when challenging property taxes or selling a property.

How does a home measurement service work?

During a measurement or floorplan service, a certified appraiser takes measurements of the home with a measuring tool — either a tape measure or laser measuring device. As they walk the home, they notate the layout of the rooms and other features, like closets, entryways, and pantries. They might make a rough sketch of the property. Then, the appraiser types up a report and detailed floorplan showing the total square footage and the general layout of the house.
